Most homebuyers find the “hidden” costs of a mortgage—taxes and insurance—the most confusing part of the closing process. At Mindset Media, we helped our client break down the Escrow Requirement into a clear, visual decision tree. Our goal was to take a technical lending rule and turn it into an easy-to-understand guide for prospective homeowners.

How We Focused the Content:

  • The Side-by-Side Comparison: Rather than just listing rules, we used a split-screen visual approach. On one side, we showed the “Direct Pay” freedom of a Conventional Loan (20% down), and on the other, the “Built-in Security” of an FHA Loan.
  • Knowledge-First Editing: We highlighted the nuances that usually get lost in the fine print—like the fact that FHA requirements are mandatory regardless of equity, whereas Conventional loans offer a choice once you hit that 20% milestone.
  • Visual Reinforcement: We used on-screen callouts to anchor the key numbers (20% vs. 3.5%), ensuring that even viewers watching on “mute” would walk away with the most important data.

  1. Simplification: We took a complex choice and made it binary. Viewers instantly know which category they fall into.
  2. Authority Building: By citing Fannie Mae, Freddie Mac, and FHA guidelines, we positioned the client as a deeply knowledgeable professional who understands the “why” behind the rules.
